What is the average house price?

House prices increased slightly over the summer, according to the Halifax.

The bank said that they were up by 0.3 per cent in August compared to July, and up by 1.8 per cent on August of last year.

By its calculations, based on its own mortgage data, Halifax now places the UK average house price at £233,541.

It hasn’t provided regional or local figures but according to the Office for National Statistics the average house price in Dorset is £294,327.

In western Dorset it is £284,160. In Weymouth & Portland it is £229,784. In northern Dorset it is £263,701.

It can be confusing with several different house price indices around but the ONS is among the most reliable as it is based on official Government statistics, including Land Registry data.

The National Housing Federation, which is the industry organisation for housing associations, also releases its own figures too.

These including statistics for wages which show that house prices are many times the average salary – including a ratio in west Dorset whereby the average house is 13 times the average salary.
